Who should I contact if there are issues with an apartment I purchase?

If you are buying a new home, you should address any issues with the apartment at the time of the walk-through prior to closing.  Once you close on a property, it is the owner’s (your) responsibility to cover certain problems with the apartment, so it is generally smart to ensure the previous owner handles anything that needs to be fixed or dealt with before closing and moving in.  Regardless, if the building has an on-site super, maintenance staff and/or property manager, you can potentially obtain their assistance with addressing certain problems that are encountered.  Otherwise, you can hire a handyman, contractor, personal property manager or other type of service provider to cover any issues.

If the problems are more serious and you feel that the previous owner was untruthful or neglected to mention a material issue, you can contact your attorney to discuss the situation and what options you may have for recouping some cost involved from the previous owner, when paying to fix the problem at hand.
